Your Complete Guide to Sarasota & Lakewood Ranch Relocation

By Andrea PalmerAugust 202612 min read

If you're just beginning to explore the Gulf Coast, start here. This is the broad regional overview I share with buyers on our first call: a map of the entire relocation landscape from Lakewood Ranch inland to the barrier islands, plus the value-priced Manatee and Parrish areas most out-of-state buyers overlook. The other posts on this site go deeper on individual choices; this one gives you the full picture first.

Why people are choosing Southwest Florida right now

Florida's headline draw is well known: 0% state income tax, warm winters, and a homestead exemption that caps annual assessed-value increases at 3%. But the pace of relocation to the Sarasota area specifically is remarkable.

97% of Sarasota County's 2022–2023 population growth came from out-of-state movers. The top origin cities were New York, Chicago, and Los Angeles. Lakewood Ranch has been ranked the #1 master-planned community in the country for seven consecutive years.

That's not just anecdote. It's a durable migration pattern driven by tax structure, weather, and the Gulf Coast's specific mix of beaches, culture, and new-construction supply.

Lakewood Ranch: the master-planned choice

Median home price sits around $625K in 2025 across 50+ distinct villages. Highly rated schools, resort amenities built into the plan, and a 30–40 minute drive inland from the Gulf beaches. That inland position is a feature, not a bug. It means lower flood risk and dramatically lower insurance than the coast.

The trade-off: you'll drive to the sand. If beach mornings are part of your daily rhythm, this may not be the fit.

Star Farms & Mallory Park
$550K–$900K · Parks and amenities

Amenity-packed newer villages with pickleball, resort pools, and schools within walking distance for many streets.

Waterside, Lakehouse Cove & Wild Blue
$800K–$3M+ · Luxury & walkability

The walkable town-center villages: Waterside Place shops and dining, marina access, and executive-tier custom homes.

Del Webb, Cresswind & Del Webb Catalina
$400K–$750K · 55+ active adult

Age-restricted communities with peer social calendars, pickleball, and low-maintenance living.

Country Club East & The Lake Club
$700K–$2M+ · Established luxury

Private gated golf communities, mature landscaping, and the community's most prestigious addresses.

Sarasota: culture, coast, and current opportunity

Median single-family home price is around $475K in 2025, down from a $540K peak, which has quietly created one of the best buying windows the city has seen in years. Sarasota County Schools earned an A for 2025-26, its 23rd in a row, and Pine View School ranks #1 in Florida and #18 nationally for gifted students.

You're 15 minutes to Siesta Key from most of the city. That combination of a walkable urban core, top schools, immediate beach access, and softening prices is why Sarasota keeps drawing remote workers and retirees who want more than a golf-cart lifestyle.

Downtown Sarasota
$450K–$1.5M+ · Urban walkability

Condos and townhomes in Burns Court, Rosemary, and around Main Street. Walk to coffee, galleries, and the bayfront.

Palmer Ranch
$400K–$2.9M · Broad housing mix

90+ subdivisions south of the city, from starter homes to gated luxury and lawful 55+ options.

Rosemary District & Gulf Gate
$395K–$650K · Value & appreciation

In-town neighborhoods with strong appreciation, walkability, and access to downtown and Siesta Key.

Siesta Key, Longboat Key & Anna Maria Island: beach living

The barrier islands are their own decision. Each has a distinct character, price band, and insurance profile. Expect coastal insurance of $8K–$12K+ per year on most island properties, and always verify flood zone before you fall in love.

Siesta Key
~$1.05M median

Best beach access and social energy on the coast. Trade-off: tourist season traffic and the highest insurance costs of the three.

Longboat Key
~$1.25M median

Privacy, luxury, and quiet. Minimal public beach access, so you'll want deeded beach rights or a walk-over from your building.

Anna Maria Island
~$1.07M median

Old Florida charm, no high-rises, three distinct towns: Anna Maria, Holmes Beach, and Bradenton Beach.

Bradenton & Parrish: where your dollar goes furthest

Manatee County median sits around $475–491K, but Parrish is where relocating buyers find new construction starting under $400K. It's the region's best value story for buyers who prioritize square footage and a new build over proximity to the beach.

You'll trade 15–20 minutes of drive time for a home that would cost $150K+ more in a comparable Lakewood Ranch village. For many buyers, that math is easy.

Before you buy: practical tips

Get an insurance quote in writing before you fall in love with any specific property. Two homes on the same street can have $4,000/year insurance gaps based on roof age, build year, and flood zone.

Check the FEMA flood zone. Maps were updated in 2025 and some previously low-risk properties moved into higher-cost zones. It's free and it takes a minute.

Weigh new construction vs resale honestly. New homes offer warranty, lower insurance, and modern floor plans. Resales in established Sarasota neighborhoods often offer better location and mature landscaping. Right now, they often offer better pricing too.

Take advantage of current market conditions. Inventory is at its highest level since 2014, average days on market has stretched to 45–90+ days, and buyers have real negotiating leverage. That won't last forever.

Visit during different seasons if you can. February in Sarasota and August in Sarasota are two different experiences. Plan for both.

The best time to start the conversation

Most of my out-of-state buyers reach out 60–90 days before they're ready to move. That window lets us build the shortlist, set up a discovery trip, and line up a lender if you're financing, without the pressure of a compressed timeline.

No pressure, no obligation. Whether you're 90 days out or 9 months out, the conversation is free and it usually saves buyers a lot of second-guessing later.

The Gulf Coast has a home for every rhythm. Let's find yours.
