Almost every problem I see in a relocation traces back to starting 30 days out instead of 90. Here's the sequence that works.

Setting up utilities in Lakewood Ranch
Electric depends on where in the Ranch you land. Most of Lakewood Ranch is Florida Power & Light; some eastern and Parrish-adjacent pockets fall under Peace River Electric Cooperative. Confirm before you schedule the transfer.
Water and sewer run through Manatee County Utilities for the Manatee portion and Sarasota County Utilities for Waterside and the southern villages. Internet varies by village — newer builds like Star Farms and Waterside often have fiber available, while older villages lean cable.
Set service to start the day before closing. An empty house with no AC in July is a genuinely bad first impression of Florida.
What surprises out-of-state movers most
None of these are dealbreakers. They're just things nobody tells you until you're mid-transaction.
Community Development District fees fund the infrastructure and appear on your tax bill separately from HOA dues. They can add $1,000–$3,000+ a year. Always ask for the number before you write an offer.
Many villages require application and approval before closing or before you lease. Paint colors, fences, and landscaping changes go through architectural review. Start the paperwork early.
Insurers frequently stop binding new policies once a named storm enters the cone. If you're closing in peak season, lock your policy in writing well ahead of your closing date.
Summer electric bills run higher than most northern buyers expect. A newer, well-sealed home with a modern AC system makes a bigger difference here than almost any other upgrade.
After closing: the paperwork that pays you back
File your Homestead Exemption with the Manatee County Property Appraiser — the deadline is March 1 for the following tax year, and it also locks in Save Our Homes assessment caps.
You have 30 days after establishing residency to get a Florida driver's license, and 10 days after that to register your vehicles. Register to vote while you're at it; it helps establish domicile if you're leaving a high-tax state.
